Introducing Nirvana Villa: A Tokenized Co-Ownership Property in Zanzibar

Today, Oaksvale is opening subscriptions for Nirvana Villa. A private-pool, Balinese-style villa in Paje, Zanzibar, and the first property tokenized on Oaksvale's platform. It's a concrete step toward a broader mission: building the infrastructure that lets real estate across Africa be fractionalized, co-owned, and traded on-chain.

Nirvana Villa's ownership is structured as a Property DAO, with 17 units available at $10,000 each, a total valuation of $170,000. Each unit represents a proportional, legally enforceable economic right in both the property and the short-term rental business operated on it, held through Nirvana Villa Zanzibar, a dedicated Tanzanian private limited company, and mirrored on-chain for transparency.
As a unit holder, you receive your pro-rata share of monthly net rental income, settled in USDC — along with a vote on property governance and future decisions.

Why Tokenization, Why Now
Tokenized real estate is one of the fastest-growing categories in real-world asset finance, with the sector projected to grow from under $0.3 trillion in 2024 to over $4 trillion by 2035. Africa's own tokenized asset market is following the same trajectory, as blockchain infrastructure matures and regulatory clarity improves across the continent. 
Oaksvale is building specifically for this moment, bringing tokenized ownership to a real estate market that has historically been closed off to fractional, cross-border investors.

Why Zanzibar, Why Now
Zanzibar just posted its strongest tourism month on record — 124,481 visitors in August 2026, up 18% year-on-year. The twelve months to November 2025 alone saw over 736,000 arrivals, up more than 16% year-on-year, and the island is now within reach of the symbolic one-million-annual-visitors mark. Tourism already accounts for roughly 29% of Zanzibar's GDP and 80% of its foreign exchange earnings. 
Paje, on the island's east coast, remains priced well behind more saturated corners of the island like Nungwi and Stone Town, which is exactly where the opportunity lives.

Nirvana Villa: Property & Design Details
Nirvana Villa is built in the Balinese pavilion style: a single-storey layout centered on a freeform private pool, with floor-to-ceiling glass sliding doors opening the interior onto the pool and garden. The 191 sqm villa sits on a 729 sqm plot, with a layout built specifically for rental performance, not just aesthetics.
Backed by Real Operating Experience
Oaksvale isn't entering short-term rental management as a new discipline. Through its operating subsidiary, Oaksvale Homes, the team already manages income-generating rental property in Enugu State, Nigeria, maintaining a 65% average booking rate. Nirvana Villa's own occupancy projections are built more conservatively than that already-proven track record.

Nirvana Villa Investment Returns
Based on current projections, Nirvana Villa is targeted to deliver an annual net return of approximately 14%, with estimated capital appreciation of 10–15% per year. These figures are projections based on stated assumptions and comparable market performance, not guarantees of future results.
